Abolition of FHL Tax Regime

A number of the UKs FHL professional associations have submitted official consultation responses to the government in response to the planned tax regime changes.

For instance you can read PASCā€™s response here and ASSCā€™s response here.

These responses help highlight the impact of the changes and urge the government to reconsider the current direction of travel.

In broad terms, it can be seen that a number of the professional organisations (such as PASC, ASSC, CLA (The Country Land and Business Association), Tourism Alliance and UK Hospitality) are all aligned.

PASC and others are pursuing further meetings with HM Treasury, with the key aim to gain at least a pause in the implementation to allow time for further consultation and time for owners to adapt to the changes.

If you are considering purchasing another holiday let property and wondering what types of location are the most successful, STR Insights completed a report recently to assess what type of locations would make the best return based upon actual booking data. Their top types of location were :

  • Infrastructure Development - Markets with improving infrastructure, such as new airports, public transportation hubs, and amenities, may become more attractive to travellers

  • Tech and Innovation Hubs - Cities with a thriving tech industry or known for innovation and business conferences may offer good short-term rental opportunities due to a steady stream of business travellers

  • Festival and Event Cities - Locations that host major events, festivals, or conferences can see spikes in demand for short-term rentals during those times

  • Seasonal Trends - Consider markets with strong seasonal demand. For example beach towns may experience higher demand during specific times of the year

  • Local Amenities and Attractions - Proximity to popular attractions, restaurants, and entertainment can significantly impact the desirability of a short-term rental property
