Abolishment of FHL Allowances

Ahead of a meeting with the Treasury on the 19th, PASC and the ASSC are creating a fresh body of evidence against the abolishment of FHL tax allowances. They and others are not confident about overturning the decision so the lobbying is more about seeking concessions based upon some of the impacts the changes will have.

If you havenā€™t done so already, joining your relevant trade association is a good way of supporting their work in representing FHL owners to government and other parties.

In my efforts to help all gain clarity of the proposed changes I found this article by Zena Hanks from accountants and tax consultants Saffery that describes the current capital allowances and what is likely to change from April 2025.

Statutory Registration Scheme

As mentioned in last weeks newsletter, DCMS asked owners to pause contacting them regarding providing input into the proposed registration scheme.

They have now setup a Google form and they are particularly interested to hear from property managers, owners who manage multiple properties or owners who have recently embarked on short-term letting.

Airbnb Hint At Relaunching Experiences

Following our comment in last weeks newsletter, in their Q2 2024 earnings call, Airbnb CEO Brian Chesky hinted at the company reigniting itā€™s experiences programme such as tours that are offered by hosts and local guides.

Expedia group (the parent group of VRBO, Hotels dot com, Expedia and other brands) has released their latest financial results for April to June.

Of interest :

  • Lodging gross bookings were $20.7 billion, an increase of 8% compared to 2023

  • Room nights growth accelerated to +10% with Brand Expedia at nearly 20% growth

  • Total room nights grew at the fastest rate since the first quarter of 2023

Despite the positive growth in bookings, Ariane Gorin, CEO of Expedia Group said ā€œOur second quarter results came in at the high end of our expectations, with gross bookings and revenue growing 6%. We're pleased with our momentum and the sequential improvement in our consumer brands. However, in July, we have seen a more challenging macro environment and a softening in travel demand. We are therefore adjusting our expectations for the rest of the yearā€

Marsden Building Society has unveiled three new fee-free furnished holiday let (FHL) mortgages, with rates starting from 5.35%.

In a recent poll, hosts were asked what their biggest challenge was, and maintaining cleaning standards came out as top of the list.

Alongside this, finding a reliable cleaner and finding reliable maintenance services were also high on hosts lists of challenges.
