Co-Host Network: This new feature allows homeowners to connect with experienced co-hosts who can manage their Airbnb listings. The platform's algorithm will recommend co-hosts based on factors like location, hosting experience, and property type
Personalised App Experience for Guests: Airbnb is rolling out over 50 upgrades to personalise the app experience, including suggested destinations, search filters, and personalised listing highlights tailored to individual users' travel histories
Enhanced Host Tools: Hosts will also see new upgrades like price tips based on similar listings and customisable quick reply templates for guest communication\

Study - What Factors Actually Impact Guest Satisfaction?
In this somewhat scientific study using data from Beijing Airbnbs, the author has analysed what are the most important factors to achieve guest satisfaction.
Based upon the study, the most important factors that impact guest satisfaction were found to be :
Cleanliness | The study found that cleaning scores were the most important factor in guest satisfaction. This supports other research showing that guests expect Airbnbs to be cleaner than hotels

Communication | Communication scores were also very important. This means clear and responsive communication with guests before, during, and after their stay is key
A few weeks ago we wrote about the benefits of contacting guests after their stay to help increase repeat and referral bookings. We also highlighted a suggested email sequence
Proximity to transport links | The study found optimal distances to public transport from a property: Around 1.5 miles to a train station and 150-410 metres to a bus stop. These specific distances may not be directly applicable to the UK, but the general principle of balancing proximity to transport with other location factors remains relevant
Optimum quantity of Points of Interest | A balance of nearby Points of Interest (POI) is also important, as too many or too few can negatively affect satisfaction

Relationship between price and amenities | Price and amenities have a complex relationship with satisfaction:
Satisfaction went up and then down as prices increased, peaking at about 950 yuan (around £105). This suggests there's a point where price matches what guests feel is good value. While the specific price point may differ in the UK market, understanding the concept of a price sweet spot is valuable
Satisfaction initially went down as the number of amenities increased, hitting a low point at 32 amenities. This suggests it's better to focus on essential, high-quality amenities than having lots of them

Individual factors work together | The combined effect of things like cleanliness, communication, and location is particularly important for high satisfaction. This highlights the overall guest experience, where each factor contributes to the whole
