2025 Predicted Trends According to Holiday Cottages
Holiday Cottages have released some information and recommendations for 2025. Here’s a snapshot of their findings:
Larger properties are increasing in popularity because groups are willing to plan further ahead and multi-generational families want to spend quality time together.
“When looking at the number of nights booked per property for 2025, accommodation that sleep eight people or more, are already up by more than 25% for this year in comparison to 2024, and by more than 10% compared with three years ago."
“Hidden gem” locations like New Quay in West Wales and Debenham in Suffolk are seeing increased interest.
“We’re seeing more people looking to discover hidden gem locations within the UK such as New Quay in West Wales and Debenham in Suffolk."
Demand for pet-friendly properties remains high.
“Our 2025 bookings which include a dog are marginal in comparison to 2024. It’s clear to see that a property accepting dogs remains one of the biggest differentiators in booking performance, so much so that those properties which accept dogs typically see +18% in bookings verses those who do not.”
Quirky and unusual properties are on the rise, with a 25% increase in bookings for these types of properties.
“Data from holidaycottages.co.uk shows that bookings for quirky properties are on the rise. Bookings for unusual properties are already up by a quarter (25%) compared to this time last year for 2024.”
Shorter stays are becoming increasingly popular, particularly off-peak weekend stays.
“Overall, we have seen a 16.6% increase in the number of bookings for one-to-three-night short breaks for 2025. Our booking data also shows that 29.4% of off-peak bookings for 2025 are short breaks, compared to 25.2% for 2024 at this time last year.”
Last-minute bookings for shorter breaks are expected to continue.
“We also anticipate there will be a continued trend where many holidaymakers will continue to leave bookings to the last minute for those more spur of the moment shorter breaks.”

Alternative OTAs That Offer Something Different
If you’re looking for new ways to connect with travellers to share your unique property, a growing number of alternative sites that emphasise sustainability, community engagement, and authentic experiences are emerging.
Here is a list of alternative booking platforms to Airbnb and Booking dot com. A couple of these don’t currently have listings in the UK however I have included them to provide a good flavour:
Fairbnb is a cooperative short-term rental platform that started in Venice and donates 50% of its commission to local community projects.
Socialbnb connects travellers with social and ecological projects that offer lodging around the world.
Ecobnb lists sustainable places to stay around the world, emphasising small hotels and self-catering properties.
Kindred is a home swapping platform with a credit system that allows travellers to book stays without a direct swap.
Landfolk is a platform that focuses on rentals in natural settings.
Sawday's is a B Corp certified company that limits listings in areas with overtourism and offers discounts to listings that support social causes.
Canopy & Stars, owned by Sawday's, specialises in glamping accommodations.
Coolstays is a platform focused on unique places to stay that allows travellers to search for eco-friendly accommodations.
